Services:  New Homeowners
Congratulations on the purchase of your home!  On behalf of The Overlook Property Owners Association and our homeowners, we would like to welcome you to our community.  We look forward to meeting you!  In addition, we would like to take this opportunity to provide you with information which is important to have as a property owner here at The Overlook.
Community
You can learn about our Community by visiting the pages in the Community menu.  We maintain a Community Directory, rely on email for notifications, and have just established a Facebook page to use as the Community Forum.  Please take a few minutes to familiarize yourself with the resources on this website and get to know your neighbors through the Facebook Forum.   You can request a Community Directory by emailing us at the Contact Us link below. 
Services
The County maintains our roads including snow removal. Trash and recycling is collected once a week on Fridays. You may be looking forward to making some changes in your new home.  All exterior changes require architectural review and approval prior to installation. Please refer to the Change Approval in our Services menu for the standards and the request form.  
Management
The Overlook Property Owners Association (OPOA) is governed by a board of volunteer directors. The Board of Directors is elected by the community to oversee the daily functions and financial responsibilities of the Association. Our Board consists of 3 to 5 directors who are each elected for a 1 year term.  An assessment is collected annually to cover the Association costs including the maintenance of the common areas and our reserves. 
Governing Documents
Our governing documents describe how the Association functions (see Bylaws) and the covenants, conditions and restrictions (CC&Rs) limit what the Association and homeowner can do with the properties.  The purpose is to maintain the quality of our neighborhood, maintain the value of our homes, and to protect our scenic environment.
