Management:  Assessments & Fees
The Overlook Property Owners Association (OPOA) collects an assessment annually from all homeowners for the purpose of operating and maintaining the community.  There are also a schedule of fees including charges for late/delinquent accounts and for failing to obtain prior approval from the ARC for exterior changes.

The Annual Budget and associated Assessment Amount is usually adopted by the Board in November.  Invoices are sent out in December and the payment is due by January 15th. 
Fees

Interest Charges (when 30 days overdue) ............................................................. 18%

Interest is charged and compounded monthly at a monthly rate of 1.38886% which yields an annual rate of 18%. Refer to the Delinquency Policy within the Policy and Procedures Manual for other charges that
can be applied to delinquent accounts such as collection fees and legal fees.
Fines
Failure to get ARC Approval before exterior changes are made (1st offense) ........... $ 50
Failure to get ARC Approval before exterior changes are made (subsequent) ........ $ 100

The CC&Rs authorize the Association to charge fees for items such as violation of rules established for use of the common areas and for rectifying lot exterior changes that have not been approved by the ARC.
